List FSBO in NYC and Save 6% in Agent Commissions
If you’ve thought about selling your home in NYC, you’ve probably already heard from every listing agent in town that the average NYC commission rate is 6% (and there’s no negotiation).
And if it that news wasn’t bad enough, you may be shocked to hear that you’ll have to pay 2-4% of NYC seller closing costs in addition to writing that 6% commission check to your NYC listing agent.
Consider Listing FSBO in NYC
Against the prospect of having to pay 6% in commissions, selling FSBO in NYC sounds like a really good idea. But what many prospective NYC FSBO sellers fail to realize is that going the traditional FSBO route, simply listing your property online without getting listed on the NYC MLS (RLS), tends to result in a terrible experience for the seller an extremely low success rate in actually finding a buyer.
Why have NYC FSBO sellers historically failed? There are a number of reasons (which we more fully explain here) why most NYC FSBO sellers have historically been unsuccessful. They include:
-
Broker harassment from client-less agents which results in sellers losing confidence and making bad decisions, like giving up or agreeing to pay 6% in NYC commissions
-
Poor exposure – over 75% of buyers are represented by a buyer’s agent, and over 90% of deals are done with two agents. So by simply listing FSBO in NYC on line and not getting listed on RLS, your chances of finding a buyer are very, very low.
